Maintenance Agreement

Did you know that one out of two service calls can be prevented with proper maintenance? With our Ultimate Savings Agreement (USA) we offer a wide variety of service contracts to keep your equipment properly maintained. A USA plan specifically for your home comfort can be set up and scheduled by our customer care experts. To find out more information about USAs and how you can save money, call or email us.

Air Conditioner Checklist

There are 20 checks that our servicemen have determined need to be performed on your air conditioner to make sure that it is working efficiently and effectively.

1. Check Thermostat
We check for accuracy, display problems and system start and shutoff. Click Here.

 2. Inspect Filters
There are many types of filters that require different attention. We check the filter and perform the necessary service for your system. Click here.

3. Check Electrical Connections
Many problems occur as electrical connections become weak from vibrations. We check for good connectivity with all connections.

4. Check Blower Wheel
Make sure all motor and blower wheels are free from dust and dirt, which is a major reason for heating failure.

5.Check Door Switch
This is a safety device and must be in working order for those who work on the equipment.

6. Outdoor Temperature
This check helps us to check your Freon charge for accuracy.

7. Liquid/Suction Pressure
Checking an air conditioner's pressures is very important. This tells us whether there are problems inside or outside the home.

8. Check Indoor Blower and Bearings
Check for cleanliness, proper airflow and the motor.

9. Check Contactors
We check contactors for pitting and debris that could stop a contactor from passing on the voltage to the compressor and condenser fan motor.  We clean or replace as necessary.

10. Check Crank Case Heater
The crank case heater helps keep the compressor from slugging and causing damage or burning up.

11. Check Fan Cycle
Checks performed to make sure fan is operating as it should be.

12. Check Outdoor Coil
A dirty outdoor coil stops the hot air collected from inside from dispersing outdoors. A clean coil helps the efficiency of your air conditioner.

13. Blower Amps/Volts
The correct volts ensure the motor works efficiently. Checking amps tells us if the motor needs to be lubricated or replaced.

14. Check Indoor Coil
Any dirt on the coil will affect your air conditioner causing the system to freeze up and stop cooling.

15. Record Compressor Amp
This check helps us make sure your compressor is functioning at its capacity.

16. Run Capacitor
The run capacitor helps the compressor run efficiently. If the capacitor stops working it could take out the compressor.

17. Blower Capacitor
This helps the blower motor run smooth if it stops working it could result in burning up the blower.

18. Check Run Defrost Cycle
Very important cycle on a heat pump and it is important that it operates efficiently.

19. Temperature Difference
The check is a “double check” all other checks performed and also verifies Freon charge.

20. Check Reversing Valve
Very important valve for heat pumps and is checked.

Heating and Furnace Checklist

These are the 23 checks that our servicemen perform on your furnace:

We make sure all motor and blower wheels are free from dust and dirt, which is a major reason for heating failure.

5. Check Door Switch
This is a safety device and must be in working order for those who work on the equipment.

6. Inspect Heat Exchanger
If a heat exchanger is cracked, your heating system could be very dangerous. We follow Questar’s Good Practice Book procedures, and allow 50ppm of CO in the flue and 10ppm of CO into the house.

7. Check CO Omissions
Carbon Monoxide gas is very dangerous in the home.  We verify there is no leakage and the furnace is burning below manufacturers' recommendations.

8. Check Burners
We make sure that the burners are crossing over from one burner to the next.  As we perform check #7 it indicates to us whether the burners need to be cleaned.

9. Check Ignition
We make sure the ignition is complete and smooth to stop any nuisance calls in the future.

10. Cold Ohms
We accurately check the ohms of the ignitor. This will tell us if the ignitor is weak, not functioning properly and may fail very soon. We will replace it if it is.

11. Check Drains
Over time, drains can become clogged with sludge. As they become plugged they can shut your furnace down. We will clean drains as needed during the check.

12. Check Gas Pressure
Each furnace is rated with a temperature difference between input (return air) and output (supply air). Gas pressure is very critical to make sure your furnace meets manufacturer’s design temperatures. This insures that your furnace lasts its designed life.

13. Check pressure switch
Pressure switches can lose tolerances, or tubes can become clogged, which will shut down your furnace. We check and clean or replace your switch and tubing accordingly.

14. Flame Sensor
The flame sensor can be a major problem as it becomes oxidized and loses tolerance. We check for oxidation and clean or replace the sensor.

15. Thermocouple
On a standing pilot furnace, we check the thermocouple to ensure it has power to hold open the pilot valve for winter operation. We replace this if needed.

16. Check Indoor Coil
A lot of furnaces without a maintenance agreement have dirty coils as a problem. This can lower your efficiency and will cost you more to run the system. We check and clean if necessary. Blocked coil affects not only the efficiency but the life of your equipment.

17. Check Draft
We check the flue to make sure it is drafting (pulling air in and out of the system) properly;  If not, dangerous fumes can enter the home.

18. Temperature Rise
Temperature rise is very critical to the long-lasting furnace life.  Many things can affect temperature rise, so we check to make sure all things are working efficiently.

19. Check Fan and Limit Control
The fan turning the blower on and off at the right temperature will improve the efficiency of your furnace. We also check for limit control operation.

20. Blower Volts & Amps
If blower volts are low, it could permanently burn up the motor. We check for proper voltage and amps and this allows us to make corrections.

21. Check Vents and Flow
Check for proper installation and broken pipes.  Check draw to make sure fumes go outside and not into the home.

22. Lubricate the Motor
If the motor is properly lubricated it will last longer. 50% of the motor is able to be lubricated and we oil them to help the motor last longer.

23. Draft Inducer Amp
We check these amps and can repair any problems.
